Established in 2006 by Kuldip Verma, Vermaland, LLC is a land development and land banking company based in Phoenix, Arizona. We currently own more than 25,000 acres, the largest holdings of 50 to 1,200-acre parcels in the metro Phoenix area. Our properties, primarily situated to the west of downtown Phoenix in locales like Tonopah, Harquahala Valley, Gila Bend, Hyder, Eloy, and others, cater to a variety of uses including residential, commercial, agricultural, industrial, and renewable projects such as solar farms.
Our site selection prioritizes optimal development conditions, ensuring each location has favorable road access, flat terrain, available electricity, and water, and is near substations. As a frontrunner in solar power development, Vermaland has partnered in the development of 16 solar farm sites with numerous solar power developers, covering over 10,000 acres. We are dedicated to fostering sustainable living and have played a pivotal role in attracting major renewable energy companies to Metro Phoenix from around the globe.
Under Verma’s leadership, Vermaland has contributed $24 million in land and cash to the Vermaland Charitable Foundation, reinforcing our commitment to community and sustainable development.

Kuldip Verma
Kuldip Verma, PE – Kuldip was raised in New Delhi, India and went to Thapar Institute of Engineering and Technology. There he received his BS in Mechanical Engineering. Kuldip is the founder and CEO of Vermaland, LLC., which is one of the largest land holdings company in Arizona. He owns over 25,000 acres in Arizona. Kuldip was listed as AZRE’s Philanthropist of the Year in 2014 and Phoenix Business Journal’s Most Influential Business Leaders in 2015.
Jennifer Verma
Jennifer Verma, MBA – Jennifer was raised in Phoenix, Arizona. She went to Arizona State University and received her Bachelors of Science in Business Administration with a double major in Finance and Supply Chain Management. Following graduation, she worked at Intel Corporation for 3 years and then went on to pursue a dual Masters from the University of Southern California with a Masters in Business Administration and Masters in Urban Planning with a focus in Economic Development. After graduation, Jennifer worked for The Walt Disney Company in Strategic Sourcing. Jennifer then relocated to Washington D.C. and worked in management consulting for 4 years. Jennifer is now working with her family’s business, Vermaland, one of the largest private landowners in Arizona.
Anita Verma
Anita Verma Lallian, MBA: Anita was raised in Phoenix, AZ. and went on to attend the University of Arizona. There, she received her BS in Business Administration. Following her graduation, she worked at Boeing as a Financial Analyst for about a year and a half. Anita then received her MBA from the University of Southern California in 2007. After receiving her MBA, Anita worked for her family’s business, Vermaland, one of the largest private land owners in Arizona.
She was listed as one the ”Most Influential Women in Commercial Real Estate” in 2014 by Arizona Business Magazine and “Global Real Estate Leader of the Year” in 2018 from the Global Chamber of Phoenix. In 2019, Anita co-founded land investment group SLM Land Holdings.
